There has never been a better time to consider owning a much sought after, seldom available Jetty Villas condo!  The price has just dropped again - this time by almost $30,000! So if any of you are serious and ready to move on it (or know someone who is) let me know as soon as possible.  It is now also listed with a realtor and his team is blasting the marketing.  Most of you know our units are seldom available and an opportunity to purchase one at this price - particularly such a unique unit with the view, updates and extras included - will most likely not happen again.  My situation is your opportunity!

  • It has been my permanent home and presently has a Homestead Exemption.
  • The electric bill usually runs $50 to $150, averaging somewhere around $85 (as a year-round resident).
  • The homeowners fees are paid quarterly and consist of a large reserve eliminating the probability of future assessments.  The condo fees are $1640 a quarter.  I like to add the following explanation as far as the fees.  These include outside maintenance (exterior building-including roofs & grounds), insurance covering drywall out, cable tv, water, garbage & recycle and a very large reserve (there should really never be a need for an assessment!).  The reserve is based on a professional study as to the age and life of everything (i.e. roof, pool, parking lot, paint, etc) and the projected price and spread through the years among the 41 owners.  In other words when one of the major items needs fixing or replacing, the money should be in the reserve.  The other thing I point out is our grounds - no other complex has property to enjoy & maintain like we do. Not only are our villas uniquely spread through winding paths, our property also spreads to the south jetties and includes a beautiful open area of grass & pine trees bordering our beach.
  • The access to the loft is by a telescoping ladder kept in the closet (until the grandkids arrive!).
  • 2009 property taxes were $2,470.
